Electricity and city water are in the area. Septic systems for the area range from $3,500. - $6,000., depending on the style of system, i.e. extended chamber, fill and wait, marsh, etc.
Installation of a water line will cost approximately $1.00/foot depending upon how far the building site is from the road. A good estimate would be to budget $300-$700, plus a $450 tap-on fee.
For the installation of electric lines, the first 1,000 feet or above ground is free ; the first 300 feet of underground is free, which means there should be little --if any-- charge for electricity to be run to a building site. Generally speaking, allow approximately $6,000 for water, electric and sewage lines, plus the cost of your building.

Chrisman Farm’s has a new survey, in fact the pins are in the ground. Land will transfer with a Warranty Deed, the best deed you can get. Closing costs will be approximately $150-$200 for deed preparation, if you use our attorney. If you use another attorney, the cost will be ($???), plus a recording fee of $16 and pro-rated taxes, which will be very inexpensive. For example, the tax on a 7 acre tract costs approximately $200. per year.
